01Do I need a mortgage pre-approval before touring homes?
For most homes, yes — in this market sellers rarely consider offers without one, and it protects you from falling for a house outside your budget. We can point you to independent local lenders who turn pre-approvals around in a day or two. You always choose your own lender; we take no referral fees.
02Will you represent both me and the buyer on the same house?
We avoid it. If a buyer represented by our brokerage wants your listing, we disclose immediately and offer to bring in an outside agent so each side has its own advocate. Dual agency only ever proceeds with both parties’ informed written consent, as required by law.
03What makes a boutique brokerage better than a big national brand?
Accountability. Your agent is named on the agreement, answers their own phone, and carries a capped caseload — and the owner’s direct line is on every contract. Big brands list more homes; we would argue no one watches any single file more closely than we watch yours.
