How much does a new roof cost?
Most single-family architectural-shingle replacements run in the five figures, depending on roof area, pitch, tear-off layers, and deck condition. Every quote here is a fixed line-item document — the number you sign is the number you pay, with any deck-repair contingency flagged as a priced line before work starts, not added after.
Repair or replace — how do I know which I actually need?
If damage is localized — flashing, a few wind-lifted courses, one valley — and the deck is sound, we repair it and say so. We replace only when the field of the roof is failing: widespread granule loss, brittle shingles, or a deck with rot. A meaningful share of the "replacement" quotes we are asked to review turn out to be repairable.
Do you handle the insurance claim for storm damage?
We document it so your claim stands: marked-up photo sets, moisture readings, and a scope formatted the way adjusters expect. You file the claim; we meet the adjuster on the roof if you want us there. We never inflate scope, and we never charge for the documentation.
How long does a roof replacement take?
Most residential roofs are torn off and re-shingled in a day or two. Complex roofs — steep pitch, multiple dormers, skylight work — can run three to four days. You get the schedule in writing before we start, and rain-delay decisions are made early the morning of.
What does cover?
Any failure caused by our installation — flashing, fastening, sealing, ventilation work — repaired free for ten years, serviced by our own crew. Manufacturer warranties on the shingles themselves (typically 30-year to lifetime) come on top, and we register those for you.
Do you use subcontractors?
No — every roof is installed by our own crews, background-checked and W-2 employed, not day-labor subcontractors. The foreman who walks your roof on day one is the same person who hands you the warranty on the last day.
Is the estimate really free? What happens after I request one?
Yes — free and unconditional. We walk the roof within the week, and within 48 hours you receive the written scope with photos and fixed pricing. Then it is your decision on your timeline. We follow up once; we do not chase.
How do I know if my roof even needs attention, or if it can wait?
A handful of granules in the gutters or one lifted shingle after a windstorm is rarely urgent. Daylight visible through the attic decking, a soft or spongy spot underfoot, or a ceiling stain that reappears after every rain are signs worth a free inspection sooner rather than later — small problems on a roof stay small for a while, then stop being small all at once.
